an addition to your home? Make sure to have approval
from the Architectural Control Committee (ACC) prior to any work
being done.

The ACC committee meets monthly the first Tuesday in each month at the Pavilion.
(except holidays, then Wednesday)

From time to time, property owners within
Lake Tallavana ask about the authority under which the Tallavana Homeowners’ Association (THA) and
the Architectural Control Committee (ACC) can operate. Briefly, both of these entities are authorized by the
Restrictive Covenants, which apply to every lot and parcel of land within
Lake Tallavana.
The ACC Policy
is a set of guidelines designed to assist the ACC and Tallavana property owners through, the architectural review process.
These guidelines compliment, support, and should be used in conjunction with the
Restrictive Covenants,
Articles of Incorporation,
Bylaws,
Policies, Rules & Regulations
for the Tallavana Homeowners’ Association. The ACC review process is designed to create and preserve a community that is attractive, livable,
and protective of property values.
Property owners shall submit a completed Submittal
Form and plan for approval to the ACC and that plan must be approved prior to commencement of any work.
Depending on the project, pre-inspections will need to be conducted prior to the meeting.
The Committee will review plans, materials, site plan,
colors and/or landscaping plan at the next monthly meeting to ensure compliance with ACC
guidelines and to determine approval or rejection of the project. This decision will be documented on the ACC Determination Form and will
be delivered to the property owners for their signature of adherence to the approved specifications. Upon this agreement,
the approval is finalized and the project may begin.
An ACC approved project sign will be placed on the front of the property to indicate the project has been approved by the ACC. After
receipt of the project completion postcard a post-inspection will need to be conducted and the sign will be removed.

Property owners will be notified, in writing, within one week of the monthly meeting if their submittals were
not complete or were not received in the time allotted to be considered and the status and/or expected date of receipt and consideration.

BEFORE COMPLETING A
SUBMITTAL FORM TO BE CERTAIN YOUR PROJECT FITS THE
CRITERIA OF THE THA GUIDELINES.
No construction of any kind shall be commenced
until plans and specifications have been submitted to and approved
in writing by the Architectural Control Committee.
IMPORTANT NOTICE: APPROVAL OF ANY STRUCTURE OR ARCHITECTURAL CHANGE BY THE ACC IS IN NO WAY A CERTIFICATION THAT THE
STRUCTURE OR ARCHITECTURAL CHANGE HAS BEEN BUILT IN ACCORDANCE WITH GOVERNMENTAL OR COUNTY RULES OR REGULATIONS OR THAT THE STRUCTURE COMPLIES WITH THE SOUND BUILDING PRACTICE OR DESIGN.
For your protection, inquire with the proper authority, either city or county, regarding permit requirements before starting any work on your property. Projects involving new construction,
additions, alterations, or any modification to structural, electrical, heating, water, gas or sanitary plumbing systems will most likely require a separate government permit.
